Polyurea vs Epoxy Garage Floors: How We Choose

Both are professional systems. Polyurea wins on cure speed, UV and temperature; epoxy still makes sense on low-traffic interior slabs. Here's the real comparison.

They're not competitors — they're different tools

A lot of coating contractors sell one system and describe the other as junk. That's marketing, not chemistry. Arrowhead installs both Simiron polyurea and Simiron epoxy, and we choose based on the slab, the traffic and the environment.

The honest summary: polyurea and polyaspartic systems handle harsh conditions better and install faster; professional epoxy builds thicker and can be the smarter spend on a protected interior slab.

Where polyurea clearly wins

For most attached garages, patios, pool decks, driveways and commercial floors in southwest Missouri, polyurea is the right call.

  • Cure time — hours, not days. Most floors are walk-on the same evening and park-on in about 24 hours
  • Hot-tire pickup — stays flexible, so tires at 150°F don't lift it the way they lift epoxy
  • Temperature range — remains stable roughly -30°F to 140°F, which matters in an unheated Ozarks garage
  • UV stability — won't amber or chalk in sunlight, so it works outdoors where epoxy can't
  • Flexibility — moves with a slab through freeze-thaw instead of cracking with it

Where epoxy is still the right answer

Epoxy isn't a shortcut when it's specified properly and installed over correctly ground concrete. Its strengths are real.

  • Builds thicker in a single coat, which helps level a rough or pitted interior slab
  • Excellent adhesion and compressive strength on protected interior floors
  • Cost-effective on large, low-traffic interior areas like storage rooms or finished basements
  • A great base coat under a polyaspartic topcoat in a hybrid system

The part that matters more than the chemistry

Prep decides whether either system lasts. A coating can only be as good as its bond to the concrete, and that bond comes from mechanical profile — diamond grinding — not from acid etching or a pressure wash.

We grind every slab, repair cracks and control joints, and remove previous coatings entirely before anything new goes down. A perfectly specified polyurea over unground concrete will fail faster than a modest epoxy over properly prepared concrete.

How we decide on your floor

On site we look at four things: is the floor exposed to sun or freeze-thaw, does it see vehicle traffic and hot tires, what's the slab's moisture behavior, and how quickly do you need it back in service. Outdoor or vehicle traffic points to polyurea almost every time. A protected, low-traffic interior slab with a tight budget is where a professional epoxy build earns its place.

Can you put polyurea over an existing epoxy floor?

Not directly. We grind the old coating off so the new system bonds to the concrete itself rather than to a layer that may already be failing.

Will either one yellow in the sun?

Standard epoxy will amber under UV exposure, which is why we don't use it on patios, pool decks or driveways. Polyurea and polyaspartic topcoats are UV stable.
